How to increase the loggia and it is possible to do it without contacting the BTI The apartment may seem spacious, but only for the first time after moving in, when you have not yet fully furnished it with pieces of furniture. But if you live in it for several years, then the owners begin to think about additional footage. Since it is physically impossible to make the rooms any longer, it is possible to expand the living area at the expense of the balcony. There are several ways to increase living space, and one of them would be to increase the loggia by using a stove.
It will be profitable to build up the slab if the initial dimensions are not very large.
An increase in the balcony slab is expansion. This is done by building up a metal frame at the level of the slab, but at a certain distance from it. Further, the frame is covered with wood panels or steel sheets, and the floor covering can be laid on top. Expansion is carried out by a minimum of 0.3 meters, because it makes no sense to do complex technical work and achieve an increase of only 1 m 2 .
In special cases, the balcony slab is increased by 2 and 3 times - the main thing is that the calculations are made correctly and the convenient use of the balcony is ensured.
The most difficult step is fixing the frame to the wall. Since the technical characteristics of a conventional slab are not designed for heavy loads, most of the weight of the metal structure will be borne by the fastening elements. There are two ways of attaching the frame to the surface of the walls - anchors and deepening the load-bearing beams into the walls of the house. In addition to the technical side of the work, there may be difficulties in obtaining permission for expansion.
If the expansion exceeds the norms that are permissible, then for legal redevelopment, it is required to draw up approvals (if everything is within the law in terms of size, then there are no problems will be). Despite the length of the procedure, it is required to avoid a penalty from the management organization. In addition, sometimes apartment owners are obliged to return everything to its previous state, and this is much more expensive / more unpleasant than just paying a fine.
H To obtain permission, you need to do the following:
- Obtain permission to carry out redevelopment from the organization in whose department the house is registered.
- Draw up a permit application and take it to your local architecture office.
- After obtaining permission, it is worth contacting the design organization and ordering an expansion project.
- The finished project should be transferred to the organization that was engaged in the design of housing. Here, the documentation may still need to be coordinated with the city expertise.
- A package of documents should be added to the project, consisting of confirmation of ownership or an arena agreement, a registration certificate from the BTI, an application for permission. The list of documents can be supplemented, it all depends on the region.
- Upon approval of the project, its coordination is carried out in the Ministry of Emergency Situations, the fire inspection and other authorities.
As a rule, if there are no serious reasons, the request for extension is not denied, but this procedure may take six months. In addition, approval is required from neighbors who live in adjacent apartments and below you. This is not a formality; neighbors must confirm their consent by signing the document.
Good advice! To enlarge an apartment at the expense of a loggia, you will need to spend not only on materials and payment for the work of the masters, but also on the official paperwork.
To keep the chances of getting permission as high as possible, you can hire intermediaries who have the right "connections".
What may be the reason for the rejection of the request for redevelopment:
If for some reason you were refused, you can expand the balcony in a different way - make the glazing out of the parapet. If this option does not suit you, and you make an extension along the slab, then you can do without paperwork, but not more than 40 cm. E Naturally, this is not so much, but if you will use the resulting space rationally, then the increase can become tangible.
Due to the fact that the structure must be very reliable, for arrangement do not use used materials - all metal parts must be free of a hint of rust, of good quality and not deformed. Also, all metal parts should be pre-treated with anticorrosive material in order to extend the service life.
You will need:
- Profiled flooring.
- Metal corner 5 * 5 or 4 * 4 cm.
- Channel.
- Band.
Before purchasing materials, you should measure the balcony, and then calculate the running meters of metal parts.
All calculations should be performed individually, depending on the size of the balcony. Due to the fact that all metal parts will be connected using a welding machine, a master with a good tool is required. If you don't have familiar welders, you can hire a worker who will do everything in a couple of days.
When everything is completed and you have the consent of your neighbors to expand, you can start work. The first thing to do is remove the old parapet and railings.
They should be completely dismantled, cut from the plate and walls using a grinder. They will not be needed in the future because the new slab will be wider and longer and a new parapet will need to be made. If there is panoramic glazing on the extended balcony, you may not even use the fence.
When dismantling the parapet, consider the safety of passers-by. The fact is that there is a possibility that metal cut parts will fall from the balcony, so the area below should be protected with tape.
Moreover, to prevent the fence from falling, secure it with a rope. Next, the plate is being repaired, because a large load will be exerted on it. If the screed is cracked, then it must be knocked out, equipped with a waterproofing layer and a new layer of cement mortar is poured.
Good advice! How to enlarge the loggia correctly? To begin with, you should make a floor screed before installing the metal frame, and after installation, metal parts will interfere with pouring the floor.
The bottom of the slab also needs to be repaired.
To do this, remove unstable pieces of concrete, calculate the cracks and seal with mortar. If the sections of the reinforcement are exposed, then you should clean everything with a metal brush, hide with an anti-corrosion compound and plaster. Slab repairs are done from the balcony below, and they usually don't mind free ceiling repairs for their balcony.
The choice of slab expansion method will depend on how many centimeters you plan to add to the slab. If we are talking about a distance of up to 1 meter, then you can not use drilling into the walls of metal structures.
But if the slab is increased by more than 1 meter, or even expanded to an adjacent room, then for the reliability of the structure it will be necessary to install it into the channel wall.
Increase of the balcony by 0. 3-1 meter:
Above the window, above the balcony, install another pipe of the same size.
They should be welded to the trim and pipe that frame the slab.
meter.
Please note, that if the expansion is carried out by more than 0.5 meters, then the frame on the sides should be additionally strengthened with jibs or installed on brackets.
Increasing the loggia along the slab by 1 meter or more:
The distance between them should remain at 0.6 meters.
Make sure that their edges are located at the same distance from the walls and in the same horizontal plane. The remaining space between the wall and the channel should be sealed with cement mortar. The rest of the work is carried out after complete setting and drying of the solution, so as not to move the metal beams from their place.
The rest of the work is simple - the floor is being laid, glazing and decoration are carried out.
The first stage gives almost limitless possibilities for expansion.
For the arrangement, it is not required to mount a metal frame to the walls of the house and carry out welding work. The advantage is that all work is carried out from the surface of the earth. To begin with, you need to equip a shallow strip foundation around the entire perimeter of your slab, and it is worth building supporting brick walls on it, or from other building materials.
The walls must be flush with the slab in height. It is required to lay logs made of timber or metal channels on the sides, and a plank floor is required on them.
In addition, you can install a reinforced concrete slab, make a screed and cover it with any floor covering - laminate, ceramic tiles, linoleum, depending on how the room will be used.
For expansion on the second floor, it is worth using supports - concrete pillars, metal pipes. They are installed at protruding frame corners, deepened into the wall and concreted to give stability. The structure will be fully supported by the pillars, and therefore does not need to attach the profile to the wall at the lower level. In the same way, you can expand the balcony on the ground floor, if you do not use the space under the balcony as a cellar.
Expansion on the plate is a difficult task, and sometimes even special equipment (tower) and electrical equipment (drill with crowns or welding machine) may be required. Before deciding on this, you need to weigh the pros and cons.
