The technology of repairing seams in panel houses "warm seam" is quite new, but more effective than those given higher. To carry out such work, it will be necessary to partially or completely open the interpanel seam.
The old sealant and insulation material is removed, and the joints are cleaned of various debris. When these works are completed, the Vilatherm hollow insulation is laid in the joints.
The cavities, if possible, are filled with polyurethane foam in order to insulate the seam as best as possible. The joint should be covered with a mastic with a sealing effect or just a sealant.
But with this technology, the entire joint cavity will not be filled.
To solve this issue with filling, taking into account all the disadvantages of many methods, a special technology has been developed, which is called "tight seam".
This technology is an improved version of the warm seam. It provides for the sealing of seams in panel houses using polyurethane foam and Vilatherm insulation, and the space behind it.
The horizontal grooves of the house are sealed in the same way. When this stage of work is over, the joints are sealed with a sealant or mastic.
So, if the joints in neighboring apartments were not sealed, then cold air will still not be able to get to you through the uninsulated seams.
Attention! Such work must be carried out at an air temperature of at least -16 degrees. There is no regulation on the upper temperature limit.
The grooves can be insulated without opening. This is required when the groove is too narrow or the outside is sealed with strong mortar.
Then you will have to drill holes along the height of the joint, the step of which will be 0.2-0.3 meters. Pour foam through the holes made, and work should be carried out from the bottom up.
Note, that a joint can be considered sealed if foam comes out of the hole.
Excess material should be removed. In this case, the thermal insulation is not installed, since its role is played by polyurethane foam. Apply mastic on top of the cement coating. To prevent the walls from getting wet, the joint must be sealed in the same way.
Only if all technological nuances are observed, you will receive a high-quality seal when repairing joints in a panel house.
If you do something wrong, then the work was done in vain. Above the second floor, such work is trusted only by industrial climbers.
It is possible to carry out sealing even from the side of the apartment. Usually, such work is carried out during repairs in an apartment, when there is no furniture in it. Before starting work, you should decide on the volumes.
To do this, everything is opened and checked for the presence of material for insulation. If the builders installed it and it is in good condition, then only mounting foam can be used for insulation, and for foaming between the panels you can not open the groove to the end, but drill holes along it. All work should be carried out from floor to ceiling. The lower and upper joint should be insulated along the entire length, and not only where the plates are connected.
When there is no insulation inside the joints, they will have to be opened completely and cleaned of accumulated dirt.
Before you start laying Vilatherm, you should lay an assembly tape or construction non-woven material, on which a small layer of foam should be applied.
Now, while the foam has not yet had time to harden, a heater should be placed on it and pressed with a wooden spatula. Perform this operation carefully so that you do not accidentally damage the material. Next, fill the rest with foam so that it does not come out when solidified.The joint should be sealed with a cement mortar, and then putty.
In this case, no sealing compound is required.
Those who live on the ground floor can do their own filling and repair using all technologies. This will not be any different from the work that is done from the inside, in addition to the fact that you will not cover the joint with cement mortar, but with mastic. Since all operations will be carried out from a scaffold or ladder, observe all safety requirements when working at height.
