technology of work and who should do them + Photo and Video instruction Repair of seams in panel houses : technology of work and who should do it. One of the many problems of panel houses is poorly sealed joints between panels. This can manifest itself in the form of wetting walls, the appearance of fungus, violation of sound insulation. If the joints are poorly sealed, this will not only cause discomfort when living in an apartment, but will further cause the panels to collapse, and the welded joint may lose strength. But the greatest damage is caused by the ingress of moisture into the seams and freezing.

To solve this problem, you should carry out insulation and repair of joints in panel houses.

Such work is costly and is carried out by contractor organizations during the next house renovation.

Types of repair

At the stage of construction of panel houses, primary sealing and warming of the seams is carried out, when the installation is completed, insulation is placed in the clean grooves, the joint is filled with a solution and sealed from the outside. On this, the work is considered completed, and the seams are compacted. During the subsequent operation of the building due to the shift of the panels and the shrinkage of the house, the sealing of the panel seams is disrupted.

From this moment on, the tenants begin to have real problems.

Repair of interpanel seams in panel houses is performed by industrial climbers. The main goal when sealing joints is to prevent moisture from entering the inner cavity of the joint and to prevent the materials for sealing from freezing in the winter.

The following materials are used for sealing:

  • Sealants or sealing mastics.
  • Vilatherm.

  • Bundle (waterproofing).
  • Polyurethane foam.

technology of work and who should do them + Photo and Video instruction The use of all the above materials depends on what type of repair is carried out. If your home is undergoing cosmetic repairs, then they will clean the seam areas where the mastic is damaged. If there were no moisture leaks and freezing, and the insulation has not yet been damaged, then one sealant or mastic with sealing properties is used.

But please note that not all organizations and companies on the market for such services do their work efficiently and conscientiously. Some of these use a sand-cement mortar for sealing joints. Most firms have stopped using bitumen mastic as a sealing material. This is due to the fact that it spoils the appearance of the building, and if it is covered with paint, the latter begins to peel off and fall off over time.

When carrying out a major overhaul, the joints are fully revealed and a complete replacement of the insulation material is carried out.

After that, sealing and staining is carried out. If the technology was followed during the repair work, then such connections will last for more than one year. Yes, the service life of the building as a whole will depend on how the joints are filled. With a combination of major and cosmetic repairs, we will receive secondary sealing and repair of interpanel seams in panel houses.

Technology and methods of repairing joints

The main requirement for high-quality repair work is precisely selected and high-quality materials, as well as precise implementation of the entire technology production.

There are 3 main ways to repair.

  • Putty joints.
  • "warm seam".
  • Waterproofing works.

If we are talking about putty joints, then such work is performed without opening and replacing the main sealant.

In this case, mastic is applied on top. This repair method is used in the absence of visual signs of leakage inside the apartment, and damage to the seam and its top layer is insignificant in itself. Such work is usually carried out immediately during cosmetic repairs.

But the waterproofing of the joints occurs with complete cleaning and replacement of the sealing material. But with all this, the joints are not insulated.

As a rule, they use a one-component polyurethane sealant for interpanel seams and joints, called Hermaflex 127. This material is excellent for insulating a vertical seam, and also withstands temperature drops in a fairly wide range (from -50 degrees to +80), and also quickly hardens ...

It is available in white or gray shades and can be perfectly combined with all types of facade paints.

The warranty period is as much as 8 years. Repair of interpanel seams in panel houses using this technology makes it possible to protect them from moisture penetration, but still it will not save from the cold that will enter the room through horizontal unsealed joints.

Sealing the outer seam implies that it will only protect against moisture and water getting inside, but here we are not talking about cold. For this purpose, waterproofing compounds are used, and the seam between the panels is completely filled with the use of polyurethane foam, which creates a warming effect.

Please note, h then, in this way, the foam will be between the plate, which means it will be protected from UV rays.

This will extend the service life. If you have used a sealant, it will protect the boards and joints from water entering them. The sealed joints are a guarantee that you will not develop mold and mildew in the room.

Warm seam

The technology of repairing seams in panel houses "warm seam" is quite new, but more effective than those given higher. To carry out such work, it will be necessary to partially or completely open the interpanel seam.

The old sealant and insulation material is removed, and the joints are cleaned of various debris. When these works are completed, the Vilatherm hollow insulation is laid in the joints.

technology of work and who should do them + Photo and Video instruction The cavities, if possible, are filled with polyurethane foam in order to insulate the seam as best as possible. The joint should be covered with a mastic with a sealing effect or just a sealant.

But with this technology, the entire joint cavity will not be filled.

To solve this issue with filling, taking into account all the disadvantages of many methods, a special technology has been developed, which is called "tight seam".

This technology is an improved version of the warm seam. It provides for the sealing of seams in panel houses using polyurethane foam and Vilatherm insulation, and the space behind it.

The horizontal grooves of the house are sealed in the same way. When this stage of work is over, the joints are sealed with a sealant or mastic.

So, if the joints in neighboring apartments were not sealed, then cold air will still not be able to get to you through the uninsulated seams.

Attention! Such work must be carried out at an air temperature of at least -16 degrees. There is no regulation on the upper temperature limit.

The grooves can be insulated without opening. This is required when the groove is too narrow or the outside is sealed with strong mortar.

Then you will have to drill holes along the height of the joint, the step of which will be 0.2-0.3 meters. Pour foam through the holes made, and work should be carried out from the bottom up.

Note, that a joint can be considered sealed if foam comes out of the hole.

Excess material should be removed. In this case, the thermal insulation is not installed, since its role is played by polyurethane foam. Apply mastic on top of the cement coating. To prevent the walls from getting wet, the joint must be sealed in the same way.

Only if all technological nuances are observed, you will receive a high-quality seal when repairing joints in a panel house.

If you do something wrong, then the work was done in vain. Above the second floor, such work is trusted only by industrial climbers.

We insulate the joints of the apartment

It is possible to carry out sealing even from the side of the apartment. Usually, such work is carried out during repairs in an apartment, when there is no furniture in it. Before starting work, you should decide on the volumes.

To do this, everything is opened and checked for the presence of material for insulation. If the builders installed it and it is in good condition, then only mounting foam can be used for insulation, and for foaming between the panels you can not open the groove to the end, but drill holes along it. All work should be carried out from floor to ceiling. The lower and upper joint should be insulated along the entire length, and not only where the plates are connected.

When there is no insulation inside the joints, they will have to be opened completely and cleaned of accumulated dirt.

Before you start laying Vilatherm, you should lay an assembly tape or construction non-woven material, on which a small layer of foam should be applied.

Now, while the foam has not yet had time to harden, a heater should be placed on it and pressed with a wooden spatula. Perform this operation carefully so that you do not accidentally damage the material. Next, fill the rest with foam so that it does not come out when solidified. The joint should be sealed with a cement mortar, and then putty.

In this case, no sealing compound is required.

Those who live on the ground floor can do their own filling and repair using all technologies. This will not be any different from the work that is done from the inside, in addition to the fact that you will not cover the joint with cement mortar, but with mastic. Since all operations will be carried out from a scaffold or ladder, observe all safety requirements when working at height.

I am glad that recently more and more residents have become aware that with high-quality work on sealing and insulating the seams, they will receive comfortable housing without mold and fungus.
